Floating rate reset on home loans: what changes?
What happens when a floating home loan rate resets in India — EMI vs tenure adjustment, how to stress-test hikes, and which WealthStack tools to use.
What a rate reset is
On a floating home loan, the lender can change your annual interest rate when its benchmark moves (for example repo-linked or other external benchmark pricing). The new rate applies from a reset date going forward — past EMIs are not recalculated retrospectively in the simple model.
Your outstanding principal at the reset month is what matters next. Interest after the reset uses the new rate on that balance.
Two common bank policies
Adjust EMI, keep remaining tenure: monthly payment goes up (or down) so you still finish around the original end date. This is very common when rates rise.
Keep EMI, adjust tenure: the rupee installment stays the same and the loan lengthens or shortens. Cash flow stays stable, but a hike can push the end date out significantly.

How to model a hike on WealthStack
Open the Loan EMI calculator (or Home Loan EMI landing). Enter outstanding principal if you are mid-loan, or original principal if you are planning from the start. Set interest type to Floating, enter today’s (or start) rate, then add a rate reset: month number from loan start and the new annual %.
Add more resets if you want a path of future assumptions (stress test). Compare total interest and final EMI or tenure against a fixed-rate baseline at the start rate.
Use Amortization for a month-by-month view after resets. Use Prepayment if you plan a part-payment around the same time as a reset.
What calculators cannot know
